“I don’t need a stager, my house is clean and decluttered already.”  If you have said or thought these words I believe the before and after photos below will change your mind.  These smart homeowners knew better and called me for advice BEFORE listing their home for sale.  We had a nice discussion, they sent me a few pictures and we set up an appointment for an accessory staging.  Easy-Peezy!

Here is the living area as it was when I arrived.  Extremely well maintained, decluttered and sparkling clean.

The after photo was shot with a wide angle lens so more of the room shows (professional photos are extremely important since 99% of potential buyers look online first).  However, if you look on the back wall from window to window and compare the before and after photos – I think you will see how much more spacious the room looks, not to mention feels.  (I know a rug would have been nice)

Furniture placement, wall art, lighting and accessories make a huge difference!

Let’s take a look at this gorgeous kitchen/casual dining area.

Notice the table and chair arrangement; the table is vertical and the light above it is horizontal, there is only 3 chairs positioned around the table and the 4th chair is tucked back along the wall.   As is, potential buyers could barely squeeze between the refrigerator and dining space and would have to move the 4th chair in order to fully open the back door.   (If the 4th chair was moved to the end of the table, it stuck out in the middle of the room and blocked the door to the laundry room.  If the table/chairs was repositioned horizontally the back door could not be opened at all)  Not a very convenient way to get to that beautiful pool in the backyard.

By repositioning the table at an angle, we could fit all four chairs around the table and more importantly, all pathways are clear.  Although the light fixture is not perfectly centered over the table, it is a much better arrangement.

No house is perfect but a professional stager knows what is most important to potential buyers and has the training to resolve or deemphasize those imperfections.

Now it’s ready for a quick sale at top dollar – opps, too late — ITS SOLD!!!
